Yes, Virginia, we could not have said it any better – and wholeheartedly agree. There is no better place in Long Island City to get the real insight than LICtalk. We live here, we care, and we understand what’s important …and what’s not. Because it’s not just the Who, What, When, Where, get-a-quote and put out product; it’s the ‘Why’ and ‘What’s Next’ and ‘What Does It Mean’ that great journalism incorporates. Here at LICtalk we’re both a stalwart, and a scrapper.
//LIC Glut? – according to the article below, the Baker House is one apartment shy of being completely rented. This new 48-unit standard rental building located just north of the Queensboro Bridge, started leasing at the end of February, so that’s seemingly a pretty quick absorption. Yet it required an unprecedented 2-months-free promotion to accomplish. Even so, the asking price for the one-bedroom unit remaining is $2,529 on a net-effective basis, leading me to believe there was actually a little retail store ploy of higher list price + higher discount for this ‘mehh’ location with no doorman. Let’s split the difference and call it a still unprecedented 1.5 months. An aggressive but I believe wise choice to move product before the glut arrives. Might the price-setter be a reader of one of NYC’s best “on-the-ground local news outlets?”
