
THE Groundhog thing has come and gone, a sign that so too will football, and my taste of pigskin withdrawal this past weekend did not go well – books were read! I’ll even miss Taylor-spotting at Chiefs games. No I won’t. Food, Real Estate, Food, Real Estate, what do I lead with today?
Real estate, as it is the most timely! New plans have just been revealed for 44-02 Vernon Boulevard, will shovels actually follow? I have no idea as the story is behind a firewall. What I do know is that the City, via Julie Won, has sent out a survey requesting local input on the future uses for the DOE Building on Vernon Blvd, which happens to be adjacent to 44-02, aka Lake Vernon. Give that both these projects have suddenly come to life, wouldn’t it be great if they could somehow be integrated in order to amortize and optimize these massive prime plots – something we’ve been advocating for close to a decade?
//The Noodle Factory is not a restaurant in Long Island City. It’s an office building, and it was sold recently for $16 million. Nothing really of great interest about this, it’s a b-class 118k sq ft 6-story non-descript edifice just north of the bridge with no relationship whatsoever to Instant Noodle Factory – which is a restaurant, and also located in Dutch Kills.
//Malt Drive is named after beer, but this paragraph too is about real estate. Apartments actually. Discounted apartments more specifically, and they can be yours if you qualify. These deals along the waterfront in LIC are going to be non-existent soon. We can only tell you so many times to enter the lottery if you qualify. But if you are still sitting on your couch biting your nails as your rent goes higher and higher, maybe you will finally heed our call?
//Don’t qualify for the affordable apartments above? Then maybe consider getting three of your besties together and renting a brand-spanking new 4-bedroom apartment on the 67th Floor (da Penthouse) of Skyline Tower? At $11.5k that is less than $3k a piece and even if you all end up hating each other by the end of your lease there will always be that memorable year high in the sky? A lot less than the purported $55 million Elon Musk charges on Space-X, and for a night or three I’m sure you can convince your date at the time of that too. There is actually a second 4-br penthouse available too for $10.9k, and this one comes with a terrace – talk about nail-biting!
Finally, we do have a story about food. Spice restaurant on Vernon Boulevard appears to have closed. Located on the corner of 48th Avenue, the branch of this local mini-chain opened about 10-12 years ago, but the lights have been out for about a week and calls to the restaurant go unanswered.
