
ABOUT a week ago, NY Yimby posted a rendering for a new 16-story, 161 unit residential building at 44-68 Vernon Boulevard. Located on the south west corner of 44th Drive, it’s on the outskirts of what I coined the ‘Warehouse District’ of LIC, and also the former home of Stillwell Supply.
While Stillwell Supply was in business since 1933, it left this forlorn location in 2021, and has been occupied since by a flurry of pop-ups. Forlorn no more, as we are about to get a big residential anchor in an area that is largely bereft of residences. In tandem with the completion of the Paragon Condo Building roughly 300 yards south on Vernon, this whole strip is about to change. The building just south of 44-68 is about to get a sushi restaurant. Continuing southbound the next stop is the Riverhead Gentlemans Club at 45-08 Vernon, which has been closed and unoccupied since I don’t know when. Adjacent we have a yellow building with an ‘Available’ sign from a commercial real estate broker. Followed by a big open parking lot previously housing 55 Stan’s Taxis. And finally another non-descript one-story building housing a few non-retail businesses a few of which are empty, before you reach Paragon. Then, across this stretch on Vernon (looking east), is Piece of Cake Moving’s storage and truck parking lot. I believe this large lot and those previously mentioned are beneficiaries of the new upzoning LIC One recently approved. So expect action sooner rather than later.
