THE affordable housing lottery for the latest tower about to open on Center Boulevard is now open. 534 units will be up for grabs for those who get their applications in by the deadline of August 16. Here’s the deal:
This is the best chance and best location in LIC, probably in NYC, maybe the planet, to snag a great apartment at a great price. First of all at 534 units the odds greatly increase. I think now is an especially propitious time to be applying as weak rental prices seemingly make the trouble of going through the application process less appealing, especially if you’re in the highest band which tops out at annual income of ~$200k for a 2-bedroom apartment costing $3,100 a month. That’s only about a 15% discount to current prices, but this is rent stabilized which is essential for those looking to stay long term.
The location is also the best, obviously on the waterfront with unobstructed views and a big park across the street. Furthermore as LIC insiders know, it’s the farthest northern tower available, and thus closer to subways, stores, and the grocery on 2nd Street. Finally, because the building will still be 40% market rate, I’m guessing the amenities will be superior to those in 100% affordable buildings. Though I’m not sure how those 40% paying full fare will feel about not getting a steal deal.
