IT doesn’t happen often, but there is a new listing for a townhouse in the landmarked section of 45th Avenue between 21st and 23rd Streets. It’s got 2,800 square feet over 5 stories, and has a backyard. It’s currently split into a pair of 2-bedroom residences, but come on, I wouldn’t be touting a beauty like this if it couldn’t be easily combined into one grand home.
In addition to great bones and a historic block, this townhouse also has the essential three L’s of real estate investing as it resides in the Murray Park District (MPD) and is half a block from the park and 2-4 blocks from multiple subway lines that are a quick shuttle into Midtown.
The asking price is $2.2 million, and it is being offered by Christopher Austad at Douglas Elliman. Throw in half a million for the combination and some renovating and you’re looking at a prime piece of real estate – not to mention a spectacular home – for under $3 million. Don’t believe me? See for yourself at an Open House this Saturday, November 5 between noon and 3pm.
//THE Halloween Parade on Vernon yesterday was massive. Maybe it was given a bit of an assist by the weather (earlier anyway), but the turnout was a perfect illustration of the changing and growing demographics of LIC.
Oh, and in case you got ‘crowded out’ yesterday, it’s all going to happen again tonight along Vernon, with both trick or treating – well mostly treating, and the Haunted House at the Paragon Building will be open from 3-8pm.
//THEY haven’t even started it, and already the Sunnyside Yards project has been delayed. Actually, it’s the feasibility study that’s been delayed. The reasons do not matter, but I view it as a white elephant where the lengthy timeline will lead to little accountability, and fear that it will become NYC’s version of The Big Dig. So far I have yet to be proven incorrect.
//IN the ‘Halloween-is-over-now-what-do-we-do?’ category, I share two weird mash-ups and a more prosaic event for the next big holiday. The first mash-up is a live-classical-music-house-party-concert w/ rock-climbing, the second is a celebration of modern dance and craft beer. Yeah I know, you can pretty much add craft beer to any event to enhance its marketability, but modern dance alone is weird, this just makes it more convivial. Finally, because it’s never too early to start planning the next holiday, there is the LIC YMCA Turkey Trot. All details can be found in the links below.
//ONE final word on the LIC real estate front, soft market or not, and it comes from the real estate section of this weekends NYT:
“he had not moved into the complex {in Jackson Heights} with the expectation of luxury along the lines of what might be found in Brooklyn Heights or Long Island City”
Wow, Brooklyn Heights, that’s a pretty lofty analogy – but I wouldn’t disagree!
