WE have a saying here in the LICtalk newsroom: if you don’t have a scoop there’s always real estate. So let’s talk, and as the verb ‘talk’ implies we don’t really have anything intuitive to share, or maybe we do?
Let’s start with a press release I received from Skyline Tower last week announcing that the tower’s condo’s had hit the 50% sold mark. While I’ve never considered this building a good litmus test for LIC real estate overall1, when you parse the sales data the numbers are indicative of the upswing we’ve been noticing in NYC real estate overall. Specifically, back in March when Skyline last released its sales info, we calculated they had a run-rate of 125-apartments-a-year at that time. In the ensuing six months they’ve sold 75 apartments leading to a 150-apartments-a-year run-rate. Whatever today’s reading is, it’s still half way there, half way to go…
Next up comes a listing announcing that the townhouse located at 45-12 11th Street is up for sale. This two-family home received quite a bit of notoriety for its incongruity when it was completed 7 years ago. The passage of time and similar development has softened the criticism, now the only question is will it attain the $3.6 million asking price?
The last item of note in the LIC real-estate world, is the purchase of a prominent development site on Queensboro Plaza by a North Carolina developer. Consummated at a price of $63 million for what in effect is raw land, I’d say the NYC real estate casino has fully re-opened and smoking is allowed.
//IN our last post we linked to a press release that Weill Cornell opened a new practice in LIC and gave the brief comment that “we’ve hit the big time LIC.” In reality it’s not really a new practice so much as a new location and an expansion of services. All of which are indicative of hitting the big time, especially given the prominent name on the front door.
Yet long before the auspicious label and fancy digs there was a small community-based practice on a quiet side street helmed by Dr. Moitri Savard. We profiled Dr. Savard way back when, and she will work out of and continue to oversee the new office. So for those looking for a local doctor and an affiliation with a world class hospital(s), now you get the best of both worlds.
//Girls Basketball In Hunters Point This Fall – informal basketball get-togethers for girls at the 48th Avenue courts on Saturdays this Fall between 1pm and 2:30pm. They will begin this Saturday, September 25 and run through October 30. They are free to attend, no sign-up necessary, it’s simply a chance to bring together all those girls in the neighborhood who want to play basketball. No formal agenda, expect each Saturday to consist of a shoot-around, some light drills, and then half-court pickup games. Girls can participate in whatever segments they want to and come on any date they want to, these are simply informal get-togethers.
While it’s open to all girls, it’s probably best-suited for those in Grade 3 and higher as it’ll be situated on the 10′ regulation height hoops. Bring a basketball if you have one, if not no problem, definitely bring water. Please spread the word, any questions contact licyouthsports@gmail.com
