FIVE million dollars, that’s all it takes to be The King of LIC. In Manhattan $5mil is chump change, but here it takes you straight to the top. The apartment in question, surprisingly enough, is not located in The View along the waterfront. Nor even in the flashy new Skyline Tower. Nope, this one is a combined unit in the Arris Lofts, heretofore known for its expansive yet reasonably priced units in an out-there location on Thomson Avenue. These days it’s not so out-there, and thus no longer so reasonable. But the apartment is a beaut, so it’ll be interesting to see if anyone bites near the asking to own what would be the most expensive condo ever sold in LIC…

REAL estate steps back into the headlines this week. First off a pair of affordable housing lotteries in LIC were announced. The bigger one is for 288 units at the massive 71-story Sven Tower in Queens Plaza. One bedrooms are $2,189, 2-br’s $3,328, and 3-br’s are $3,843 – if you win lotto. For comparisons sake, a reminder that market rate apartments at the relatively new American Copper Towers in Manhattan had 1-br’s starting at $4,958 and 2-br’s at $8,067, and I’m guessing similar market-rate apartments along the LIC waterfront are going for a 25-35% discount to these.

There I was trying to drum up an angle to this weeks story grasping on random thoughts such as ‘Gee, with the 7-train Express not running this week pushing everyone onto the 7-train local, the subway cars are more crowded – just like old times.’ Or random facts, such as ‘Hmm, the American Copper Building’s rental towers located directly across the East River just sold for a whopping $850 million. Currently listed 1-br’s range from $4,958 to $6,070, 2-br’s start at $8,067. That’s a huge premium to LIC! Oh wait, I just heard an anecdote about a resident in 47-05 Center Blvd having their rent hiked 22% ((after a significant reduction given the year before)).’

IT was a long 2021, and then it became 2022 and soon after came the opening of Sami’s Kabab House at 47-38 Vernon Boulevard. Originally scheduled to open over the summer, it is actually the second location in LIC, the other being north of the bridge on Crescent Street.
